I look at who can buy, what else they can choose, where they are likely to push, and what those alternatives change. The opening price is set for that comparison and for the position we need to hold.
I direct staging, photography, copy, sequencing, and print as one presentation. What buyers see first is deliberate, and the property makes the same case from the first image to the showing.
I watch showing activity, repeat visits, questions, agent feedback, and the quality of interest behind them. Together, those signals show what buyers understand, where they hesitate, and whether the strategy should change.
We define what a strong offer looks like, what matters beyond price, what we will counter, and where we will stop. When buyers push or a deadline compresses the decision, we are not deciding from scratch.
