Most listings start separating once the work is underway. Price, media, and offer strategy split into their own tracks. I keep those decisions connected, so what we decided in the first conversation is still intact in the last one.

Presentation
Every surface a buyer reads makes the case.

Staging, photography, and copy are often handled as separate jobs. The pieces may be good, but they do not always support the same point. I direct the presentation as one case and control the evidence buyers encounter.

Outcomes
We set offer decision rules before offers arrive.

Offer decisions are set early. We already know what a strong offer looks like, what we will counter, and what we will walk away from. When buyers push, the response stays consistent with the position we first set.

Pricing
We price for scrutiny, not for optimism.

I model who can buy, what they will compare us to, and where they are most likely to push. The number is built for scrutiny, and any adjustment stays tied to the same case.
